  • Fixed-rate loan terms at 15 and 30 years.
  • Our program allows for multiple structures and homes on the property.
  • Schedule F income is allowed.
  • The land’s value can exceed 30% of its appraised value.
  • The dwelling value is only required to be 25% of the overall value, and lower values are allowed on a case-by-case basis.
  • There are no early payment penalties.

Hobby Farm Loan Requirements

Your customers/the property need to fit the following criteria to qualify for one of our hobby farm loans:

  • The property is agricultural in nature and at least 5 acres but can be up to 160 acres in size. Over 160 Acres can be granted with exception.
  • Your customer must have a minimum credit score of 680.
  • The property includes a home that will serve as your customer’s secondary or primary residence.

  • The minimum acreage for a land loan is 10 acres.

United Ag Lending’s flexible rural residential loan products have the following features:

  • Second and owner-occupied homes are allowed.
  • Ag-exempt properties are permitted but not required.
  • We offer purchase, refinance, and cash-out loans.
  • Schedule F (farm) income is allowed.
  • Shed and shop homes, and Barndominiums are allowed, as are homes with tillable acreage and pasture land.

  • The property must be on a minimum of 5 acres and a maximum of 160 acres; the property value must only be 30% of the overall value.
  • The land must have a pre-existing home that will serve as a secondary or primary residence.
