As a non-bank lender, we get to say yes when others say no. We’re not limited to the kinds of traditional loans you find at Fannie Mae and Freddie Mac or USDA. Does United Ag Lending only work with farmers?
No! United Ag Lending has several different loan programs to fit many different scenarios. We can finance homes with land, bare land, and full-time farm loans. So if you have a client looking for country-style living with a home and acreage that they can farm, or if they just want to live outside the city, our programs can help. If they have bare land for future farming, we can help you! If they’re a full-time farmer with a dairy farm, vineyard, poultry farm, tree farm, avocado farm, and many others, we can also help.
What type of loan programs are avaiable?

No two pieces of land or client circumstances are the same. We evaluate the specific scenario to match clients with the perfect loan program for their needs. Our team of trusted advisors uses our expertise and years of experience to create customized loan solutions. 

At United Ag Lending, we offer many different loan programs to fit our clients’ goals, from a minimum of 5 acres of bare land and up, to full-time farms, and even for those that want home and land going up to 160 acres or more.

 

Is there a minimum credit score requirement?
Yes, we have a minimum credit score requirement of 680. However, on our land and agriculture farm loans, we only require a 680 credit score from one of the three credit bureaus that report it. To learn more about our credit score requirements, talk to one of our experts today.

How long are your terms for financing land?
We can finance land and farm loans up to 30 years fixed-rate with no early payoff penalty. We also offer many other loan terms, including ARMs, to fit your goals and financing needs.  
What is the best way to contact United Ag Lending to talk about my clients' interests?

Does United Ag Lending provide loans for construction, operations, equipment, or livestock?
No. We are a farm loan provider that focuses on land and pre-existing homes. We don’t offer loans for construction, farming operations, equipment, or livestock.
My client has mother-in-law quarters on their property, can you still finance it?

Yes, we can finance properties with up to 3 homes/dwellings on them as long as the primary home is not manufactured. The other homes that are not the primary dwelling can be manufactured homes. If the homes are rented out, we can even use a portion of the rental income to qualify the borrower for financing (with proper documentation).

My client wants to purchase a home and land as a vacation home or hobby farm, but doesn’t want to live on the property as their primary residence.
We can still finance the property as a second home. We offer financing on homes with land as primary residence and as a second home. Not all clients can live outside of the city on acreage full-time, but they can still purchase the property as their second home.
Do you offer loans that combine multiple parcels of land?
Yes, we can finance multiple parcels of land together, whether they are contiguous or not. This can be done through our commercial farm loan program, our hobby farm loan program, or our rural residential loan program.  
Where is United Ag located and where do you make loans?
United Ag is based in Overland Park KS & Kansas City, MO. However, we obtain financing for our clients all over the country. Currently, hobby farm loans are done in 22 states, however, while commercial loans are in many more states. 
What is the best United Ag program for me?
At United Ag Lending we offer many different loan programs to fit our client’s goals; from a minimum five-acres of bare land and up, to full-time farms, and even for those that want home and land with the land going up to 160 acres plus. So, if you’re looking to buy land as a future home site, buy an existing farm or refinance your farm or even finance a home with farming on it or bare land, we have a program that will fit your needs. 
How long are your terms for Financing Land?
We can financing on land and farm loans up to 30 years fixed rate loan with no early payoff penalty. We also offer many other loan terms to fit your goals and needs with financing. Anything from a one year arm up to a 10 year arm, and many fixed rate options up to the 30 years.

I have a mother in law quarters on my property, can you still finance my property?
Yes, we can finance properties with up to 3 homes/dwellings on them as long as the primary home is not manufactured. The other homes, that are not the primary dwelling, can be manufactured homes. If the homes are rented out, we can even use a portion of the rental income to qualify the borrower for financing (with proper documentation). 
What is the best way to contact United Ag to talk about my financial goals?
Yes, we can finance multiple parcels of land together, whether they are contiguous or not. This can be done through our commercial farm loan program, our hobby farm loan program, or our rural residential loan program.
I have more than one parcel of land, can I combine them all in to one loan?
YES, we can finance multiple parcels of land and they don’t have to be contiguous to do so. This can be done on properties that have homes on it as well. 
Are United Ag Loans for farmers only?
No. United Ag’s land loans are for anyone looking to purchase or refinance 25 or more acres of agricultural-zoned land. United Ag can finance agricultural farm and ranch properties, citrus grove conversions, rural home estates, recreational land, and even raw land parcels.
Do you provide operating loans, loans for equipment or livestock as well?
Yes, we have loan scenario to obtain line of credit that can be used for operating farm, purchase of equipment and purchase of livestock.  
Can United Ag help me through the paperwork process?
Yes! Call one of our team members at 888-204-9430 and they’ll be happy to walk you through the paperwork. Keep in mind, not all sections of the application will apply to everyone. 
Do you have a minimum credit score requirement?
Yes, we do have a minimum credit score requirement of 680. However, on our Land and Ag loan, we only require a 680 credit score from one of the three credit bureaus that report. This is not common upon Home lending, as the middle score of the three bureaus would be used. On our Ag and Land loans, we can use your high score of the three to qualify our borrowers. 
I want to purchase home and land as vacation home or Hobby farm but I don’t want to live on the property as my primary residence.
We can still finance the property as a second home. We offer financing on homes with land as primary residence and as second home. Knowing not all our clients can live outside of the city full time on acreage but still want to know they can still purchase the property as their second home.

Hobby Farm & Rural Residential

The 50+ Acre Hobby Farm

This borrower wanted ample acreage for her home and equine facility (horse stables and arena) plus a barn for an animal shelter and storage. The land included pasture and tillable acreage.

The Vineyard Lifestyle

A recent customer wanted 20 acres of land to build his dream home and vineyard. He dedicated 10 acres to the vineyard and used the remaining land for his home and pasture land.

Barndominium Life

The last few years have seen Barndominium Living becoming a very hot trend! This couple kept the home fairly small (1,000 SF is required) but went big with acreage. The 42-acre pasture land gave them room to spread out with their homeland outbuilding.

For the Forever Home

This couple purchased 67 acres of bare land to build their dream home.

Once the home was near completed, we began to refinance the home and 67 acres. To consolidate the land loan and construction loan into the permanent financing of 30 yr. mortgage for home and 67 acres. The 67 acres was a mixture of pasture land, woods with trails, a pond, and an outbuilding for storage.

No farming, borrowers just wanted land and home with acreage, to live the country lifestyle.

A Family Affair

The property included 2 homes and 52 acres, but this family needed 3 homes to accommodate them all. While most lenders cannot help with a scenario like this, United Ag Lending did.
