Are United Ag Lending Loans for farmers only?
No! United Ag Lending has several different loan programs to fit many different scenarios. We can finance home with land, bare land, and full-time farm loans. So if you’re looking for country style living with a home and acreage that you can farm or just want to live outside the city, we can help you. If you have bare land for future farming, we can help you! If you’re a full-time farmer with a dairy farm, vineyard, poultry farm, tree farm, avocado farm, and many others, we can help you!
What is the best United Ag Lending program for me?
No two pieces of land or personal circumstances are the same. We evaluate your specific scenario to match you with the perfect loan program for your needs. Our team of trusted advisors uses our expertise and years of experience to customize your loan solution. 
Which program does my property qualify for?
At United Ag Lending, we offer many different loan programs to fit our client’s goals; from a minimum five-acres of bare land and up, to full-time farms, and even for those that want home and land with the land going up to 160 acres plus.

So if you’re looking to buy land, buy an existing farm, or refinance your existing property, we have a program that will fit your needs.

Do you have a minimum credit score requirement?
Yes, we have a minimum credit score requirement of 680. However, on our Land and Agriculture farm loans, we only require a 680 credit score from one of the three credit bureaus that report it. To learn more about our credit score requirements, talk to one of our experts today.
How long are your terms for financing land?
We can finance land and farm loans up to 30 years fixed-rate with no early payoff penalty. We also offer many other loan terms, including ARMs, to fit your goals and financing needs. 
Can I combine multiple parcels of land into one loan?
Yes, we can finance multiple parcels of land together, whether they are contiguous or not. This can be done through our commercial farm loan program, hobby farm loan program, or through our residential home loan program.
Can United Ag Lending provide loans for construction, operations, equipment, or livestock?
No. We don’t offer loans for construction, farming operations, equipment, or livestock.
Where is United Ag Lending located and where do you make loans?
United Ag Lending is based in Overland Park, Kansas. However, we obtain financing for our customers all over the country. Currently we offer hobby farm and commercial loans in over 29 states!

Land Loans

Getting a farm land loan can be a tricky process, but it doesn’t have to feel impossible. By financing with United Ag Lending, you’ll know exactly what you need to secure your land. When providing land financing, the key characteristics we look at include land use and the location. 

We’ll need to know what your plans for the land are and ensure that it’s located in a rural area. We are often asked: does the land have to be used commercially? The answer is no—commercial farm loans are a lot of what we do, but the land can be used for non-money-making purposes as well.

  • Property is a minimum of 10 acres 
  • Your credit score is 680+

Hobby Farm Loans

Our hobby farm loans are about saying “yes” to your goal of having your ideal hobby farm. Many banks or lenders might reject hobby farm loans due to the property being zoned as AG Schedule F (Farm) income or a variety of other factors, but that’s not the case with United Ag Lending.

Our hobby farm loans program fits all of these situations and more. We’ve specifically designed our loans for properties that fall outside of the traditional hobby farm guidelines.

We welcome hobby farms with indoor and outdoor horse arenas with no set limit of horse stalls, vineyards, multiple dwellings on the property, and many other attributes.

Hobby farms

 

This program helps put you on a positive trajectory. Working with United Ag Lending for hobby farm loans can benefit you with the following highlights:

  • Dwellings with up to 160 acres with more acreage allowed on a case-by-case basis
  • Loans can be offered up to $2 million with Schedule F (Farm) income allowed
  • Land value can exceed 30% of appraised value, which is something that other lenders don’t allow
  • 50 heads of livestock or less are acceptable on the land

  • Agricultural properties allowed but not required
  • Purchase, refinance, and cash out loans offered for qualified applicants
  • Owner-occupied and second homes allowed
  • Barndominiums, shed homes and shop homes allowed
  • 5 to 160 acres (home value only required to be at least 30% of overall value)
  • Homes with pasture land and tillable acreage
  • Schedule F (Farm) income allowed
