  • Fixed rate 15 and 30-year loans with low rates available

Hobby Farm Loans

Have you been told “No” by a bank or lender due to the property being zoned Ag, schedule F (Farm) income, land value, horse stalls or arenas, crops, land value, income-producing from land or any other farm or Agriculture related on your property? At United Ag Lending, we will tell you “YES!” Our Hobby Farm loan program fits all those situations and more, as it is specifically designed for properties that fall outside traditional guidelines.

We welcome properties with indoor/outdoor horse arenas, no limit of horse stalls, permanent plantings, vineyards, crops, multiple parcels, multiple homes on the property and many other loan scenarios. Our program is offered to borrowers that don’t conform to traditional financing due to acreage or farming on the land. We get these properties APPROVED and with fixed rate loan terms and NO early pay off penalties. (Land must have dwelling on it.)

Program Highlights

All allowed, but not required.

  • Home with up to 160 acres (more allowed on a case-by-case basis)
  • Ag-Exempt Properties
  • Loans up to $2 million and Schedule F (Farm) income allowed
  • Purchase, rate/term and cash out refinances to pay off debt, home or land improvements, or cash in hand
  • Consolidate land and construction loans in to permanent mortgage loan
  • Primary homes or second homes
  • Land value can exceed 30% of appraised value (other lenders don’t allow this).
  • Dwelling value only requires to be 25% of value (lower allowed on a case-by-case basis)
  • Multiple parcels allowed and parcels within reasonable proximity of each other (combine properties)
  • Farming and farm income allowed, if not sole income
  • Horse facility with indoor/outdoor arena and no limitation on horse stables
  • 50 heads of livestock or less are acceptable
  • Shed homes, Barndaminium with typical living quarters, log homes and multiple homes allowed on property
  • Fixed 15 and 30-year terms

Mixed-Used Properties

Mixed-use properties are increasingly popular, especially in rural areas, as they offer the unique advantage of combining residential and commercial functions within a single property.

These properties allow residents to live and work in the same location, which can be especially helpful in rural areas where commuting distances may be longer.
