United Ag is based in Overland Park KS & Kansas City, MO. However, we obtain financing for our clients all over the country. Currently, hobby farm loans are done in 29 states, however, while commercial loans are in many more states.
At United Ag Lending we offer many different loan programs to fit our client’s goals; from a minimum five-acres of bare land and up, to full-time farms, and even for those that want home and land with the land going up to 160 acres plus. So, if you’re looking to buy land, buy an existing farm or refinance your farm or even finance a home with farming on it or bare land, we have a program that will fit your needs.
We can finance land and farm loans up to 30 years fixed rate loan with no early payoff penalty. We also offer many other loan terms to fit your goals and needs with financing. Anything from a one year arm up to a 10 year arm, and many fixed rate options up to the 30 years.
Yes, we can finance properties with up to 3 homes/dwellings on them as long as the primary home is not manufactured. The other homes, that are not the primary dwelling, can be manufactured homes. If the homes are rented out, we can even use a portion of the rental income to qualify the borrower for financing (with proper documentation).
No. United Ag can finance agricultural farm and ranch properties, citrus grove conversions, rural home estates, recreational land, and even raw land parcels.

Yes, we do have a minimum credit score requirement of 680. However, on our Land and Ag loan, we only require a 680 credit score from one of the three credit bureaus that report. This is not common upon Home lending, as the middle score of the three bureaus would be used. On our Ag and Land loans, we can use your high score of the three to qualify our borrowers.
YES, we can finance multiple parcels of land and they don’t have to be contiguous to do so. This can be done on properties that have homes on it as well.
We can still finance the property as a second home. We offer financing on homes with land as primary residence and as second home. Knowing not all our clients can live outside of the city full time on acreage but still want to know they can still purchase the property as their second home.

The Vineyard Lifestyle
A recent customer wanted 20 acres of land to build his dream home and vineyard. He dedicated 10 acres to the vineyard and used the remaining land for his home and pasture land.

The 50+ Acre Hobby Farm
This borrower wanted ample acreage for her home and equine facility (horse stables and arena) plus a barn for an animal shelter and storage. The land included pasture and tillable acreage.

Barndominium Life
The last few years have seen Barndominium Living becoming a very hot trend! This couple kept the home fairly small (1,000 SF is required) but went big with acreage. The 42-acre pasture land gave them room to spread out with their homeland outbuilding.
